Choosing A Residential Construction Company
Your choice of construction company will play the biggest part in the success of your project. Most people tend to assume that a contractor simply shows up at the site with materials, and supervises the labor. The role of a good home construction contract goes way beyond that. A good contractor should be able to help you make a choice between various materials, and must have a defined set of supervision and quality standards for his company. It goes without saying that your residential construction contractor should have a valid license. He must be insured and bonded, and if he plans to sublet some of the work to another contractor, these contractors must be licensed and insured too.
Your construction contractor must come with a minimum of 5 years of experience in the kind of residential construction you are looking for. For instance, a home construction contractor who's primary expertise is in high end residential construction is probably not suited to a smaller home construction project with a smaller budget. Such contractors are used to working with lavish budgets and premium materials, and therefore may not be able to give your project the attention it needs. Look up your residential construction contractor in the Better Business Bureau, and see if there are any complaints pending against him. Ask for photographs of his portfolio, as well as specifications of these projects. If possible, visit these homes to see first hand the quality of his work. Ask him for at least 10 references, and call at least 3 of these at random. Ask them about his punctuality, the quality of his work the neatness and finish. Did he adhere to the cost estimates? How did he handle questions? Would they recommend him to others?
Make sure that you get everything down in writing before you hire the contractor. Include the estimated finish date for the construction project, the kind of materials that you need to be used, as well as the payment schedule. Avoid making a complete upfront payment because it gives the contractor no incentive to complete the project. If you have specifications for materials, like marble flooring and oak wood windows, make sure that your contractor includes these details. A contract can be your only defense in case your contractor delays the project, or leaves it half way incomplete.
